Polished concrete floor in a home in Hilo, HI

Why polished concrete makes sense here

Polished concrete has no film on top. The slab itself is ground flat, hardened with a densifier and polished with finer and finer diamonds until it reflects light. Because nothing sits on the surface, moisture vapor can pass through without lifting anything. On the wet side of the island, where many slabs are always damp, that breathability is a major advantage. There is nothing to blister or peel.

Polished floors are also cool underfoot, easy to clean and very durable, which suits island homes, shops and offices.

Our process

Removal. Tile, thinset, carpet glue and old coatings are ground away.

Grinding. Metal-bond diamonds flatten the surface and expose the level of aggregate you want.

Repairs. Cracks and holes are filled with color-matched material.

Densifying. A silicate densifier reacts with the concrete to harden it and reduce dusting.

Polishing. Resin-bond diamonds refine the surface to satin, semi-gloss or high gloss.

Guard. A penetrating guard improves stain resistance.

Looks you can choose

A cream finish keeps a smooth, uniform look. Salt and pepper reveals fine sand. Full exposure shows larger stones, sometimes including dark volcanic aggregate that is common in local concrete. Dyes add color in warm or cool tones. A test area helps you choose before we polish the whole floor.

Moisture and efflorescence

On very wet slabs, minerals can still appear as white haze at the surface. On a polished floor, this is cosmetic and cleans off. It does not cause failure the way it does under coatings. Good ventilation and a breathable guard help.

Practical notes

Polished floors are hard, so rugs are popular in living areas. They are a poor match for carports and garages with frequent oil drips; a garage coating handles those better. For interiors and commercial spaces, they are among the lowest-maintenance floors available.

Traction

Dry polished concrete has good traction. When wet, any smooth floor can become slick, so we keep entry areas at a lower sheen and recommend mats at doors where rain is tracked in.

Timeline

A typical home living area takes two to four days. Commercial floors may take longer and can be phased. There is no cure time; the floor is ready when polishing ends.

Cost

Price depends on area, removal work, repairs, exposure level, dye and sheen. Long-term costs are low because polished floors rarely need replacing.

Care

Dust mop and clean with a neutral cleaner. Avoid acidic cleaners. Burnish periodically and reapply guard every few years.

Questions

Will old glue lines show? We grind them away, though faint shadows can remain.

Can a damp slab be polished? Yes. That is one of its strengths.

Is it cold? It feels cool, which most people here enjoy.

Polished floors in renovated block homes

Many concrete block homes in town were built with a slab floor that sits under carpet, vinyl or tile. When those coverings are pulled up during a renovation, the slab below is often a good candidate for polishing. It eliminates mildew-prone carpet, removes the risk of loose tile from moisture, and gives a cool, clean floor that suits island living. Glue residues and tack strip holes are ground out or patched. Old cracks can be filled to blend or highlighted as part of the floor's character. Combined with area rugs and wood furniture, the look is modern and relaxed.

Commercial polishing

Offices, retail stores, community halls and warehouses benefit from polished floors because there is no coating to wear through and no topcoat to strip and redo. Large areas are polished with walk-behind machines and dust collection, often in phases so businesses can stay open. The polished surface reflects light, which can brighten interiors and reduce lighting needs. Maintenance is simple: daily dust mopping, regular auto scrubbing and periodic burnishing.

Sheen levels

Satin suits homes and entries. Semi-gloss and high gloss suit showrooms and offices.
